HEC Mass
Housing

Four thousand four hundred homes across two settlements — public housing at the scale it’s actually needed.

Master planHEC housing — G+8 blocks at Anni & G+6 at Bhusur, Ranchi (PMAY) · photography to be supplied

01 Overview

Mass housing is the hardest civic problem there is: thousands of equal homes that still add up to a place worth living in.

Delivered for Heavy Engineering Corporation, Ranchi, the project comprises two settlements across twenty-four building blocks. At Anni, G+8 blocks provide 3,168 dwelling units over 1,33,786.66 m² of covered area; at Bhusur, G+6 blocks add a further 1,232 units across 52,655 m² — complete comprehensive consultancy including structural, MEPF and allied services.

Challenge

Repetition
without monotony

Two sites, twenty-four blocks and 4,400 near-identical units — built to a public budget and timeline, yet expected to form humane neighbourhoods.

Approach

Standardise the unit,
vary the place

A rationalised, repeatable dwelling plan keeps construction efficient; block grouping, spacing and shared open space make each cluster feel distinct.

Outcome

Homes, delivered
at scale

Two complete residential settlements adding 4,400 homes to Ranchi.
